What is the value of a VALID Email Address? Priceless!!... (At least we think so) |
- You can E-sign the Intent to Proceed that will trigger the required waiting periods. Electronic Acknowledgement expedites the process.
- You, (The Client) will open account and acknowledge E-Consent
- You, (The Client) can view Loan Estimate and Acknowledge Intent to Proceed
- You, (The Client) can view and Acknowledge the Closing Disclosures.

With Email |
- Electronic acknowledgement of Intent to Proceed immediately opens ability for the appraisal order
- Eliminates mail time on disclosures
- Client can view appraisal
- Electronic acknowledgement of Closing Disclosure opens ability to close in 6 days from acknowledgement
- The required TRID 3-day wait period does not start until the Client acknowledges the CD.

Without Email |
- Client to hand sign Intent to Proceed, MABC Mortgage Forwards to lender in order to initiate appraisal order
- Closing Disclosure needs to be hand signed and returned to Lender to start timer for 3 day window to close
- With the new 3-day wait period, the day count does not start until the Client signs the CD acknowledgment

What can cause a CD re-disclosure? |
- APR change is greater than .125
- Product Change
- Pre-Payment Penalty Added

Clients will have Visibility to the Loan Estimate, Intent to Proceed and Closing Disclosure with the ability to take necessary action. |
